Plain answers to the questions people actually ask.
General answers, kept honest. Your situation is specific, so when in doubt, ask.
Buying
How early should I talk to a lender?
Before you start touring, ideally. An early conversation tells you what range is realistic and what a pre-approval would involve, so you can move quickly when the right home appears.
What’s the difference between pre-qualification and pre-approval?
A pre-qualification is a quick estimate based on what you tell a lender. A pre-approval reviews documents like income, assets, and credit. Neither is a final approval, but a pre-approval carries more weight with sellers.
Does submitting an inquiry affect my credit?
No. The forms on this site don’t pull credit. If you move toward a pre-approval, Jared explains when and how credit is reviewed first.
How much do I need for a down payment?
It depends on the program, the property, and your situation. There isn’t one number that applies to everyone.
What documents will I eventually need?
Typically identification plus recent income, asset, and tax documents, collected through the secure portal, never through this site.
Refinancing
How do I know if refinancing makes sense?
It depends on your current loan, how long you plan to stay, the costs, and your goal. Jared walks through those numbers with you and tells you plainly whether it’s worth pursuing.
What is a cash-out refinance?
It replaces your mortgage with a larger one and gives you the difference in cash, using equity you’ve built. It suits some goals and is a poor trade for others.
Will refinancing lower my payment?
Not necessarily. It can also shorten your term, change your loan type, or access equity, sometimes with a higher payment. No result is promised before the numbers are in front of you.
What does it cost to refinance?
There are closing costs, just like a purchase. Part of the review is laying those out and finding your break-even point.
Rates
Are the rates on this site what I’ll get?
No. The snapshot is a national daily index from Optimal Blue, built from actual rate locks and updated nightly with the prior business day. It’s an indicator, not an offer or an APR.
How often do rates change?
Market pricing can move daily, sometimes within a day. That’s why Jared prices your scenario when you’re ready rather than quoting from a chart.
What is a rate lock?
An agreement that holds a specific rate for a set period while your loan is processed. Lock periods and timing are part of an application conversation.
Process
What happens after I submit a form?
Jared reads it and follows up with you directly to learn more and talk through next steps.
Is there a fee to talk with Jared?
No. Conversations and reviews of your options are free. Costs tied to an actual loan are disclosed before you commit to anything.
Where does Jared lend?
Licensed in Florida, based in Fort Lauderdale. Confirm any additional states.
Partners
How do I introduce a buyer?
A text, an email, or the partner form, with the buyer’s name and contact. No financial details; Jared gathers what he needs directly from the buyer.
Will I be kept in the loop?
With the buyer’s permission, at the milestones you and Jared agree on.
Is there referral compensation?
No. Jared doesn’t pay for referrals or offer preferred pricing.
